The Owner Hub is a portal for owners to view and manage Melds for their properties. As the property manager, you can choose to invite owners to the Owner Hub. In the Owner Hub, owners are able to manage approval requests, chat on Melds, change notification preferences, and update user information.
Invitation and Registration
As the property manager, it is up to you whether an owner will have access to the Owner Hub. This can be assessed on an owner by owner basis or in bulk.
Property Manager Overview
Since property managers are able to choose which owners have access to the Owner hub, an invite must be sent to grant owners access. To send the invite for Owner Hub access refer to How to Invite an Owner to Owner Hub. Property managers are able to change owner's notification access level at any time by following the instructions in the article Changing Owner Notification Access Levels.
NOTE: If Owner Hub Access is removed the owner will receive an email notification advising that the access has been removed. Refer to Changing Owner Notification Access Levels for more information. Every time an owner’s notification Status is changed to Owner Hub Access the invitation and registration steps will need to be completed, even if the owner had access in the past.
Once the property management company has invited the owner to the Owner Hub, the owner will have to accept the invite and register the account. Accepting Invite and Registering for Owner Hub - Owner provides instructions from the owner's perspective.
Owner Approval Requests
As a property manager, you can request that an owner approve a cost (or expenditure) associated with a repair or replacement at one of their properties.
Property Manager Overview
While the Owner Hub enhances the way owners view and respond to Approval requests, it does not impact the way you as the property manager request the approval. For instruction on how to request owner approval on a Meld for owners with and without Owner Hub access, refer to Request Owner approval.
In Owner Hub, owners have an Approval Requests Dashboard. This dashboard allows owners to view and manage incoming approval requests all in one place. For instructions on approving work requests from the owner's perspective, refer to Approving or Rejecting Work Requests in Owner Hub - Owner.
NOTE: Owners will only be able to view approval requests for properties assigned to them. For instructions on how to assign Properties to an owner, refer to How to Assign Properties to Owners.
Communicating with owners on maintenance requests is important, this is why we make it easy with the Meld chat feature. Meld chat allows you as the property manager, to keep owners in the loop on maintenance requests in real-time.
Property Manager Perspective
The way that you as a property manager communicate on Melds will be unaffected by the Owner Hub, but it will enhance the owner communication experience significantly. For instructions on how to communicate with owners in Meld, refer to How to Communicate with an Owner.
The Owner Hub provides a simplified way for owners to manage, respond to, and start new chats on Melds. In addition to the Messages Dashboard that displays all new incoming chats, every page of the Owner Hub has a quick link to the chat window. The chat window displays all previous chat history on the particular Meld and allows the owner to compose new or respond to messages. Chat notifications will display on the Messages Dashboard until cleared, refer to Clearing Chat Notifications from the Messages Dashboard for instructions on how to clear these notifications.
NOTE: The way that owners without Owner Hub receive and respond to chat notifications will be unaffected.
As the property manager, you are able to choose the notification access level for each owner. If owners are granted Notifications Only or Owner Hub Access they will be able to further select which notifications they receive.
Property Manager Can Change for Owners
Property managers can select each owner's notification access level and customize the email notifications that are sent to the owners. NOTE: Owner notification access levels can be assigned on a case by case basis, assigning one Owner Hub access will not impact other owners notification access levels.
Owner Can Change
The Owner Hub Notifications page allows owners to customize the notifications for various actions on Melds and notification delivery methods. For more information on notification settings refer to Account Settings and Notifications in Owner Hub - Owner.
Owner User Information
The Owner Hub allows owners the ability to view and manage their user information. As the property manager, your ability to edit owner information will remain unchanged.
Property Manager Can Change for Owner
As the property manager, you can change the owner's name, email address, phone numbers, and notification access level at any time. For instructions on how to edit existing owner information, refer to How to Edit Existing Owner Information.
Owner Can Change
Through the Owner Hub, owners will be able to view and manage their personal information as needed. Information such as name, email address, password, phone numbers, time zone, and notification preferences can be changed anytime by the owner.
